Buyer and Seller BEWARE of working with Ms. Nisha Sawant. We decided to leave reviews to strongly warn others looking to buy or sell property when it involves Nisha as an agent, and to spare them the unnecessary aggravation that we endured. 1) During our first interaction, she misrepresented and inflated her connections to the Condominium Association at Centre Place, Edison where the property was being sold, when no formal connection or endorsement exists. 2) After making an extremely fair above-market offer, she called our agent to encourage that we restructure our offer, even suggesting that we lower the purchase price to add a little more cash, which would have clearly disadvantaged her client or caused us to lose our competitive edge versus other offers. We stuck to our offer increasing it slightly as we wanted to be equitable purchasers and treat the seller with fairness and respect. 3) We were definitely not treated with fairness and respect in return, as she kept the listing as "available" for WEEKS, even though we were deep in attorney review. Our agent, our attorney and the seller's attorney repeatedly told her to update the listing to "attorney review" status but she ignored all requests. She intentionally mislead the public by marketing the property as if no offer had been accepted. She finally updated the listing two days *after* we concluded attorney review. 4) She disparaged us and our attorney to who she thought was a prospective-purchaser by calling us "unreasonable buyers" and that if this new offer is even marginally better, the seller will terminate our attorney review. She gave us a 30% chance of success. To her, a buyer is "unreasonable" for asking to see standard HOA documents and obtaining an inspection. Is this the advise you want as a future buyer with her 'representing' YOUR interests??? 5) She delayed attorney review by falsely claiming that the HOA did not provide key documents (i.e., financials, By-laws, Master Deed etc.) which are available on the owner's portal and can be downloaded free of charge. She has first-hand knowledge that this information is readily available to owners but chose to lie anyway. After our attorney researched public sources, I was compelled to pay $741 TWICE to obtain those documents for my review in a time-line that was ridiculously short and for the Title Company to review separately. During this intentional delay, the misleading marketing continued without any public indication that our offer was accepted and we were under attorney review. 6) She negligently made our inspector wait ~45 minutes to gain access to the unit when we had an extremely short window to conduct our inspection, almost cancelling our inspection. The poor man was sitting on the hallway floor while she took her time arriving. This was not the first time, nor the last time that she was late for a scheduled appointment. 7) A week before scheduled closing, we discovered that she failed to request the CO2 inspection from the Township (despite many reminders from our attorney), which delayed our closing by a full week and impacted our mortgage process. Throughout this process her conduct was unethical, unprofessional and showed zero respect for us as buyers. Rather than facilitate a transparent, professional, ethical and timely transaction, she created delays, anxiety, frustration, and antagonism. We were constantly and severely rushed to perform our tasks while she consistently delayed the seller's. Anyone with less patience would have cut their losses and run. So if you find yourself thinking of hiring this agent or on the other side of this agent, don't walk, RUN away from the deal! Spare yourself the aggravation that we endured for MONTHS, as it is simply not worth it! Trust me, I have the emails, texts and witnesses to prove all of this, despite whatever rebuttal she may craft!

Nisha sold our condo in South Plainfield few months back. Nisha is a very hardworking, honest and a dedicated professional with ample knowledge about the housing market and laws/policies involved. She helped us throughout the process explaining us every single detail and answering our queries. It was our first time selling our property and Nisha made it very easy for us by being efficient, easy to communicate with and a reliable source. We never thought selling a property would be a piece of cake, but Nisha did prove it. I highly recommend Nisha Sawant to whoever wants to sell/buy/rent a property since I had an amazing experience working with her and a lot of my friends have also worked with her and they have nothing but only high regards for Nisha and her work ethics. Nisha helped us to close our townhome this week. She is very approachable and that's what made the process extremely seamless and smooth. She listens and understands home buyer and works diligently and relentlessly. She helped while dealing with attorney / title agency / mortgage company etc. and even followed up with them in case of any delay. Overall pleasure working with her. Will recommend her for anyone planning to buy/sell/rent a house.

We recently had the unfortunate experience of dealing with Nisha Sawant while purchasing a property where she represented the seller. The process was marred by several concerning issues:1. **Unethical Tactics:** After we made our initial offer, Nisha contacted us to pressure us into increasing our offer, citing a competing bid. This seemed like an unfair tactic to drive up the price, creating unnecessary stress.2. **Lack of Cooperation:** Throughout the process, Nisha was uncooperative and failed to provide necessary information in a timely manner. Our inquiries were often ignored or delayed, making the entire transaction far more difficult than it needed to be.3. **Unjust Charges:** Nisha insisted that we purchase documents from the HOA at a cost of $1,500, despite knowing full well that the seller could have obtained these documents for free. This felt like a deliberate attempt to pass unnecessary costs onto us.4. **Unprofessional Behavior:** Even after our offer was accepted and we were under attorney review, Nisha continued to show the house to other potential buyers. Furthermore, she bad-mouthed us to these individuals, labeling us as "unreasonable buyers," which is highly unprofessional and unacceptable.Overall, dealing with Nisha Sawant was a harrowing experience. I would strongly advise against engaging in any transactions with her. It was clear from our interactions that she does not prioritize her clients' interests and lacks the professionalism expected in such transactions.RESPONSE To BELOWI never claimed that Nisha represented me. My review clearly states that she was the agent on the seller's side.My girlfriend and I purchased this property together. Although my name isn’t on the official documents, I was deeply involved in the process and experienced every challenge firsthand. This account reflects my personal experience and should not be interpreted as a judgment. We have messages and emails that support everything mentioned.Nisha was actively involved in all communications throughout the process. Despite our repeated requests, we never received any HOA information. Nisha misled us, in a communication, by claiming that the HOA documents (Master Deed, By-Laws, etc.) were unavailable, although she knew they were accessible. Our attorney eventually found these documents on a public portal, and we ended up paying for them twice, in addition to the time wasted and the repeated pressure to meet deadlines.She failed to apply for the CO2 certification on time, causing a delay in closing by over a week. Additionally, she made our inspector wait for 45 minutes on-site, despite being aware of the scheduled appointment time.

Nisha was an excellent choice for a realtor for selling our condo. There was never a 2nd thought or choice we looked for beyond Nisha. We had shared our requirements and concerns, Nisha was very honest and clear with the responses so we had a realistic idea to help make our decision. We had a personal connection with being neighbors in the same community, as such making this a great experience for us with a personal touch as she knew the market for that area and knew exactly what we needed. Plus she was extremely professional, worked well beyond than we expected, staying in touch constantly, giving us valuable timely inputs each step of the way making the process as smooth as possible. We would highly recommend her to our friends and have suggested one of our neighbors to speak to Nisha about their requirements to sell their condo and take it from there. Our first interaction with Nisha, when we were looking for an apartment to rent gave a positive impression about her Few months later, when we decided to sell our house, the first one we thought of was Nisha Jan 22 to June 24th, she was guiding us at every step, spending hours at a time with us Since it’s an old house, township required several corrections to be made before listing the house.
